Anyone have experience with SmartCaution or similiar for rental deposits??

Hi!


I have found a great studio for a long-term contract, but they require a 3 month deposit. The landlord suggested using an agency such as SmartCaution or FirstCaution to cover the deposit, which  I would then make payments to.


Does anyone have experience with these agencies or similiar? Never heard of something like this before, and I wonder if its worth it (fees, etc.).

3 months deposit is quite normal but the policies are becoming more and more common instead.


I have used FirstCaution twice now and have no complaints. You can buy the policy online and it's all pretty simple.


If you plan to be in your apartment for a long period you are probably better off placing the deposit, as you have to pay for the FirstCaution policy every year.

Worth asking your employer if they will pay the deposit.. that seems to be quite common too.. They don't actually hand over cash, they provide a letter stating the money is in a bank account and the landlords seem happy with that.


Believe the swisscaution/first caution is quite cheap first year but goes up a fair bit afterwards.

If you will be in the studio for more than 5 years then it stops being worth it it is better to get the bank guarantee.

If you have the cash, then in any case, it's worth it to put up the deposit yourself.


You get it back in totality afterwards, wheras with swisscaution etc, you need to pay a fixed fee every year, which you do not get back.

I did in my case with the bank deposit, however I also wonder how is the procedure if one day I do not rent this appartment anymore. Anyone has experienced before? Thanks!

Thanks! I`m only planning to be there for a few years, so I think it`ll be worth it to use this. From what I read, I will have to pay the 1-time registration fee, and then the premium once a year.


How long does the whole process take? I need it to be ready by 1 July (when I move). Is this enough time? Is the process relatively quick and easy?

Getting the Swisscaution or other provider certificate is pretty fast.


As I remember, it took me something like 24 to 48hrs to get it done. Once you have paid the 1-time registration fees you quickly receive a pdf certificate by email and an original document is being sent to landlord.


Sometimes waiting for the original to be sent takes longer, so just forward the pdf by email it will be faster.

Swisscaution is ok, the only caveat of this kind of service is that they have huge fees.  It is much better to try instead to have enough money and set a locked bank account (plus, you will get some interests from it, albeit small).
