Rental adjustment and nebenkosten for a house

Hi all,


I was wandering if anyone can help me with a couple of questions, I have relating to Immobilien in Switzerland.


I have a house which is being rented, and over the past years I have never adjusted the rent. Apparently there is a special process for adjusting the rent. I have been trying to get the information from HEV (www.hev-schweiz.ch), but they are sending me in circles, telling me it's complicated (which I don't believe) and I need to talk to one of their lawyers (who will obviously charge for the service), has anyone know how this is done?
 
Also, I don't charge Nebenkosten as it's a house, and difficult to implement, as with a house as opposed to an apartment there is no Verwaltung involved. The verbal agreement was made, that the tenant would pay all costs, but this doesn't seem to be working so well anymore and I need to make it formal. Does anyone know what what is considered to be tenant cost and what is considered landlord costs in relation to a Nebenkosten for a house.
