"Hypo-Benchmark interest rate" is reduced again from 2.75 to 2.50%

You should request from your landlord a rent reduction!!!
The Swiss wide applicable "benchmark interest rate" which was implemented in 2008 for the rent interest rates is going to be reduced on the 02.12.2011 from 2.75% to 2.50% You should check on your latest rent agreement (last rental change notice) what your current interest rate is!


If the current rate on your rental agreement is 2.75% you have a rent reduction entitlement of 2.91%


If the current rate is still 3.00% you have a rent reduction entitlement of 5.66%


What do you need to do:


Send a later - by registrated post - to your landlord in regards to "Art. 270a OR" and the changed interest rate cost and that you like to apply for an rent reduction beginning the next rental cancellation period. (Standard 3 month notice time) Also give your landlord, in that letter a period of 30 days to comment on your request.


Should he not get back to you within 30 days, you can go to the "Schlichtungsbehörde" within another 30 days. Contact details you find under http://www.mietrecht.ch/71.0.html.
