Hello, looking for advice please


Is there a tennants' advise service for people renting in Vaud, we have a situation where I would be keen to have some advice.


We have a year to year lease ending 1st July each year. We would like to end our tennancy on 1st May this year. According to our rental conditions (clause 35 of the general conditions) we are obliged to put forward one solvent tennant to take the lease on the same conditions. If the landlord has well founded objections to our proposed new tennant he should let us know without delay, according to the same clause. Landlord has had application from our proposed replacement tennnats for over one week now, the proposed tennants both have professional jobs and we beiieve meet the solvency requirement. Nonetheless landlord has completely failed to respond to our letter and has verbally told the proposed tennants today that he will neither approve nor reject their application at this point, he'd like to see a few more applications. under our lease we are only obligated to provide one possible tennant, not a number of his determination. If he doesnt want to accept our proposed tennant but has no good reason, I understand that is his perogative but in that circumstance he is obliged to release us from our lease obligations.


Any advice/suggestions welcome.

Contact immediately ASLOCA, the renters' association's Vaud branch. They have lawyers who speak English as well.


And make certain all your communications with the regie  -- which should be in writing -- are sent by registered mail and that you keep a dossier of all communications.
