Lease termination rules

We are renting a House in Genthod and would like to terminate the lease before the end of the 3 months contractual notice period.


I've heard that if we find a suitable tenant and present them to the regie, that could be our way out.


Does anybody have any knowledge / experiance with a similar situation?

Read the contract, it depends on the contract you signed. But yeah that's the general rule - present at least 1 solvable tenant to he regie that want to take over the lease before the end of the notice period.

I agree...


But the tricky part is, that some of the agencies work very slowly, give wrong information to the people... and don't accept the proposed tenant but give as feedback things which you can't really check..


My experience in lausanne was ...... I started 3 months before leaving and someone signed 2 weeks before I left...  In the meantime I wasted my time and money with people who visted my appartement, telephone calls with the agency etc...

Best to give them 2 or 3 alternative new tenant options... all with good jobs and permits already in place...


Dont forget to have your place industrially cleaned / garden tended to before you hand over... or there will be an issue with your deposit.

As Charlie says, best to give 2-3 alternative new tenant options.


If you are particularly concerned, pay a small fee for a membership with ASLOCA and they can provide additional information.
