Property Owner Registry

Hey,

I was just curious if anyone knew of hot to go about finding some sort of property owner registry. I'm attempting to sublet from someone and I'm unable to look at the apartment before I sign the contract.  I want to make sure that it's legit and that he is the owner. I've looked at this site: http://ge.ch/sitg/cartes/simples but can only find the apartment on the map, not who owns it.  Any tips?

Thanks,

Kari

Don't sign anything before meeting the "owner/agent" and viewing the premises!

If I were you, I'd forget this "offer".

Everyone can get information about the owner of a apartment from the Grundbuchamt/cadastre.

Do I have to go to the land registry office to find? I'm having trouble finding how to look it up electronically.

Always beware regarding rentals, dont transfer any money or exchange until you meet in person, enter the property and get the keys. Geneva rental market is well know to have many many scams as the rental markets is very complicated and very little units available.

Here is the official website for Land registery http://www.ge.ch/registre_foncier/

Its takes a bit of searching still , its not easily used but you need look to the top left and you use the following links:

Demandes d'extrait
Publications foncières
Extraits du registre foncier

And if you dont get what you need, see the right side, wiht there contact details, where you can call or email them requesting help. Even give them the details you need checking, unfortunatly they will charge you like a minimal fee for the check, Good luck

Just a bit of help,

go and use this link: http://ge.ch/extraitfoncier/adresse.aspx

now getting the address is not easy,

use a variety of versions in the filter (this is for a street name) , then you will get possible listing of the street name 'nom rue'. then the number.

Now for the filter is the tricky part, if you have a street name like

avenue louis-casai, searching for avenue or louis doesnt work

further casai does not work because its ends with casaï, which has the i with two dots on top, so i used 'casa' and it gives the possibilities with casa, and you get Avenue louis-casaï.

so its seems use always the last word in the name and if it uses like é, è, ö, , à, ä ü, etc. try to find variations, agian it not strait forward,

good luck

also have you checked the name on the door? see with the following link and search the address:

http://www.local.ch/

if you find it, then check the names, because renters are not the owners. But can give you a bit more insight about where your moving to and who are your possible new neighbors. Even call one or two, to ask about the location and the appartment in question. maybe they will help you also. Its best to be careful than later being sorry.

Yes, I was able to track down the address pretty easily through this (a few trials and errors).

Looks like the guy isn't listed as one of the property owners, so I won't be renting from him.  Thank you so much, you definitely got me out of a possibly sticky situation. Smile

Kari, you are talking about subletting an apartment. This means that your potential counterparty in a sublease agreement would not be the owner of the appartment but the main tenant. This main tenant will obviously not appear on the land registrar.

Read the previous post, that person indicate he was the Landlord.

Kari gave me the registered tenant/lessee and its not the same person as indicated to Kari. Further the ownership of the property is three family members, other units are all Legal offices, legal practitioners. Certainly the rent of CHF 1400 is not the market rate, further payment to someone in UK but he will post the keys via DHL, and the draft rental agreement has no indication of a authorized person (as per office des population as I received confirmation) as a resident of Switzerland or Canton of Geneva.

Kari sent me the draft rental agreement, its totally not acceptable as per the standards of Bail a Loyer in Geneva or Switzerland. And totally excludes indication of the Bank account details, Legal jurisdiction for recourse. Further the payment was to someone outside CH but the keys would be send by DHL.

Are you kidding, this is 100%, not even 99% but 100% certainly a scam.

alexy, your kool , no disrepect, as your always very helpful in glocals.

And I check with Swisscom who indicated there is no

Dave you are extremely helpful and your arguments are all accurate. The situation you are describing proves 100% that this is a SCAM.

Kari

You should post the ad on Glocals as a scam. Does anyone know where Kari can report this scam?
