Regie demands from me to pay for electrician visit

Hello everybody,

I recently moved in to a new rented appartment, the 2nd day we realised that the sockets and lights in one of the bedrooms where not working. Therefore we immediately called the regie and requested someone to be sent urgently, indeed, the regie sent an electrician the same day and did something quick with the cables and fixed the problem. After one month i received an invoice from the regie requesting to pay for this "repair". I challenged this request via email mentioning that we have called the regie for this problem, his argumentation is that we should have called them first which we did. Can you please let me know how can i protect my rights from this unreasonable request? To note that after one month there are many repairs that have not been performed yet as shouldn't by the regie.

Go to the local tenants’ association, ASLOCA. They will advise you.

Check their website for address, opening hours, etc.

Good luck!

The good news is that a regie acted quickly Laughing

Things like electrical sockets don't generally get checked in the entry inspection, so you have 10 days to notify the regie after the inspection to alert them of such defects, which they are responsible for.

My only question would be if the electrician came out of normal business hours (i.e. you called the emergency number listed in your building on a Sunday), in which case they might want to charge you as they had to pay a premium for a non-emergency call. There's a difference between the regie and emergency numbers listed in the entry of buildings - emergency numbers should only be used if the regie isn't available and there is an emergency, like water coming into your flat from another flat, fire, etc...

If it was the regie who sent the electrician and it was in normal business hours, they should be responsible with repairing the socket.

As Ritchie advised, it's always best to double check with ASLOCA if you're going to contest something with a regie.
