Sub-letting in Geneva
Does anybody has experience in Sub-letting a flat in Geneva?

I want to sublet my flat for a over a year.

Do i have to declare this at the regie? what are the advantages and disadvantages?

Are there any contract types?

I think that I have seen a sublet contract somewhere. I will see if I can find it. Someone else might actually have one and they could share a copy with you. You could also ask (nicely) one of the relocation agencies. They might have a copy.

Good luck.

"The tenant must inform the Regie before sub-letting and the Regie (or the owner of the flat) must authorize subletting. In principle, you cannot sublet longer than for two years.

The Regie must be aware of the rent the tenant charges. The tenant can charge something for the furniture if the apartment is furnished, but within reasonable limits.

You may find some interesting points here:

http://www.englishforum.ch/housing-general/2556-subletting-sharing.html

Anyway, you alway can contact the Regie if you do not agree with your landlord. However, you may risk losing the apartment.

Here is what ASLOCA has to say:

Do I have the right to sublet my apartment, provided that my landlord is informed about conditions of the sublet?

Yes, but you must seek written permission from the landlord to sublet. He cannot refuse permission without giving a valid reason, if you submit the conditions of the sub-tenancy (the identity of the sub-tenant, the sub-lease mentioning the amount of the rent). The conditions of subletting must be reasonable (you can't charge double of what you pay). If you feel the refusal of the lessor is not justified, you can appeal to the authority of conciliation to determine whether the conditions of subletting are abusive or not .

As a principal tenant, you remain responsible for the fulfillment of all obligations under the lease; you are responsible for the sub-tenants behaviour (payment of rent, damage to housing, behaviour in the building). Make sure your sub-tenant has subscribed to a liability insurance. Make him sign a lease contract and ask a bank to open a rent guarantee account (the amount thus blocked in the account should be mentioned in the lease).

That's all I know, sorry for the lousy translation, but I am rather in a hurry.

Hope that helps."

Hi Verbier,

The information you've shared with Flores is very helpful. Did you find a sublet contract template that you wanted to share with her? Can you please also share a copy with me?

Thank you in advance

This is a little late as an answer to Nadezhda B's question, but I figured it might be useful for others in this situation. The following link has a sublet contract template, and much more useful info:
