Which Business is Better to Rent out a Commercial Property - Flower Shop or Pet Grooming?

A friend asked me for advice; I have no idea, any suggestions would be greately appreciated, especially if you have business experience and know the situation with these types of business. This friend has a small commercial property which can be divided into two parts, one part she is going to use to start her own medical practice (accupuncture). The other part she needs to rent out to a business to help support mortgage payment...... as she is starting new herself.


Now there are three small business owners interested in renting. One is a flower shop owner who already has a flower shop in the nearby area. She believes this new location (my friend's place) needs a flower shop. The other potential renter already runs a pet grooming service in the nearby area, but the landlord is going to increase the rent, so the pet service owner wants to move to save on rent. The third one is a couple who want to start a foot masage business. They have worked for others and now want to start their own.  


What should be considered when choosing a potiential business renter? Will the pet store damage the property? Which type of business may help bring in potential customers for my friend's medical clinic? She is starting new, so she hopes the other business will be complementary, not competitive to her own business.
