to sublet or not to sublet

It is very difficult to find a flat to rent in Switzerland. But it seems to be just as difficult to sub-let a flat. I am looking to sublet my flat in central Lausanne for 2 month, but it proves to be impossible. In addition internet is full of stories about horrible tenants.


Do you have any experience with subletting? How and where to advertise? What to be aware of? How to choose the best tenant?


I would be greatful for your advice.

IMHO your best bet is to advertise amongst friends of friends. Subletting in Switzerland is widely done but not legal unless you get authorization from your Régie.

I know of a few people who sublet their places, and their experience is OK. I heard of 1 tho who sublet his place to the wrong person, who then refused to pay the rest, and it turned out to be a nightmare. Even if you sublet your place legally, and the regie gives you permission to do it, if your tenant doesn't pay then it's you who has to pay in their place. 


In short, things usually go well, but can go wrong...

If you decide to sublet, work hard to screen your tenant: ensure they have a solid place of work, insist on money upfront, meet them several times to get a feeling of who they are. 


As for where to advertise your place: glocals classifieds and airbnb

I immediately wrote to the landlord and now looking into Airbnb.


Is it possible to sublet for a longer fixed term and not per day on Airbnb? Is it generally safe?

We are subleting a fully furnished apartment, and haven't had any problems (but this was a friend of a friend deal). We have a contract with the lessee stating what amounts we will pay and when, and we paid a bond of several months rent in advance (refundable when we leave). We pay any bills that come (heating, internet, water etc). It is all approved by the regie, and even was extended beyond the original 1 year agreement for a second year.

You can sublet long term on Airbnb. Airbnb also show reviews of the potential tenant, so you can have a bit more info about him/her to lower your risk. 


Your best best remains, I think, to post your ad on glocals

Barbara, just be sure that you are allowed to rent your flat on Airbnb as I heard that some regies do not always look favourably on people doing this. Maybe check with Asloca to be on the safe side.
