“Regie” asking for an income above 100K (?!) for a shared flat

Hi all,


as I’m searching for a room I’m spending quite some time on the Classified section and I today came across to one advert where is written: “Proof of annual salary (around 100,000 CHF brut minimum) will be required for application to Regie.”


Is legal to have the Regie to ask for a minimum income specially considering we are talking of a shared flat with an average-rent for Gva standards?

Régies require that your gross income is at least 3 times (4 is better) the rent for the apartment you're applying for.  If the rent is around 2500 CHF/month, that's a reasonable request.  For a lower rent that would be quite abusive.

I think the regies like to (no idea if legal or not) see if you have 3 times the rental value as a salary.  They want to be sure they will get there money.

Yeah they can ask that, its like any westernized country, if you dont meet the minimum earning requiremetn, you can be refused rent or waste the time of the rental company.

'no expected Maternity'


 


As you look at job listings, you see


'Bank advistory (h) 100%, 25-35yrs, Swiss only and no french/EU.'

No, we are talking of a 1350CHF rent (plus expenses to be shared in two). That's why I find it a bit pretentious, I guess someone with an "above 100K salary" will not going to share a flat I guess o.O

The issue is that if one doesn't pay, then the other is responsible, or if one of you leaves, you're also responsible by yourself for the whole rent. So they want to make sure you can pay the whole in thing yourself in case.

So are you telling me someone not related at all with the other klessee can move in, not pay the rent and the other one will be responsible of both?

of course it's legal.


might not be good business practice because such a high salary may not want such a room, but asking for proof of salary is legal, and the min salary needed can be set by the owner / regie to be what ever they want
