ASLOCA membership - Before or After?

Hello,


I have heard lots of comments/stories on how ASLOCA can help tenants to fight for their interests. I am wondering if I shall register to become an ASLOCA member before or after signing a tenancy contract?


Is it hugely different, in terms of legal risks, to sign a contract with a regie or directly with the property owner?

I would sign up before and when you sign the tennants agrement if you think there is something wrong take it to them.  many of the housing agrements here have a clause stating you only have 30 days from signing to question any thing, after the 30 days has lapsed there is really nothing you can do in terms of the cost of the rent at least

My understanding is that contracts do not vary from regie to regie are standard contracts (normally each contract is the same.


If you sign up with ASLOCA now you have to pay the full year and then pay again in January.


Although they do not like it, regies will normally give you a copy of the 'bail' (contract) before signing and you can check the wording with a friend's or colleagues contract. 


If they do not give you a copy you can examine the proposed contract at the Regie's office and bring a copy of a friend's contract with you.


There are ways of checking how much the last rent was for a property (ASLOCA should be able to tell you how without your being a paid-up member) but it is best to play dumb with the regie until you move in and if the rent has gone up by more than 10% you get ASLOCA involved.  But there are downsides to that ion that it is sometimes best not to annoy the regie too much


Cannot comment on renting from private individuals but if the contract is the same as a regie contract there should be no problem but a private individual can change his mind and decide that he wants appartment back.  Personnally I would use a regie

Definitely don't sign up before you can sign up on the spot the first time you go there and in general I DON'T recommend them.


They used to be free but now they charge for their completely useless services. Do yourself a favor: subscribe to a legal insurance ("protection juridique").

I'm a big advocate of ASLOCA.  The membership is pretty cheap from what I recall.  They were incredibly helpful for us and we have kept our membership going even though we have not had any problems with our regie after winning our case against them.
