Acceptance of lease take over

As a first timer, I applied for a lease takeover for a flat in Geneva. The regie has accepted my dossier, which I submitted through the current tenant. I am being offered the place. 


Q1 - I have not signed anything yet. I hope I am correct in thinking that I am not bound to accept the offer until I sign the papers for lease takeover? 


Q2 - What should I keep in mind before signing the papers. Is there something like a house check that I should get a third party invovled in or do anything particular before moving in?
