Advice on buying an apartment by foreign residents of Geneva

Hi,


I would like to know if the B permit holders, Carte legitimation holders in Geneva are eligible to buy an apartment in Switzerland as a secondary residence( while the primary residence is a rented accomodation).


Any inputs most welcome.

Probably a Notaire would give you this answer for free.


 


The main thing to watch out for when buying an appartment is the amount of the "charges".  They add to your financing cost so always find out.

Well if its not your primary residence, you dont benefit from the Geneva CASATAX discount.


Also buying a property is not easy, so first talk with an real estate agent, i could recomment Comtoir Immobilier du Geneve or BORY. They are both been around a long time and your questions should be easy for them to sort you out.


Good luck with your real estate search, but note that im not in anyway advising or expert. But one thing you need to take into consideration is :


Capital gains tax, this is reducing every year you own the property, so as to reduce speculation.


also check out the main banks, they usually have free advice on the Real estate market outlook. where they estimate the annual increase over a year or 10 years, so see with UBS or Credit Suisse.


Marcus is right about the Notary and Register Froncier charges, can be about 40k for a property of about million, or an appartment value.


Good luck. and again see a professional for your informed choice, because real estate is a long term investment in Switzerland. Its again not easy or cheep.

oh, i have two properties and a second really is pain and expensive.


Both in Geneva, and Primary residence is easier. Good luck
