Buying in Geneva

Hey everyone,


We are looking into buying an appartment in Geneva, but I'm reading here and there about the Geneva property bubble and a potential crash on the horizon.  I'm looking for opinions on this - is now a silly time to consider buying?

A crash is unlikely but there is certainly a slowdown. Owners are taking offers below the asking price. Buy at the right price in the right location and you should be fine.


Remember that there is no regulation of agents in Geneva so beware. Most of the best properties are not advertised but are sold off market. Also when you are looking for a mortgage, the banks offer very different products.

I am very new to this - if a property is sold off market how are we supposed to find them in the first place?

I find is several magazines for properties in Geneva and Lemanic areas (including Voisin France/french boarder cities) that properties are going down. Its dangerous to buy right now because of the uncertanty of the United Nations staff staying in Geneva, also many multi nationals are finding the Strength of the Swiss franc too high of a cost , and people on US dollar contracts are having difficulty wiht the cost of living in Geneva. So go talk with someone in UBS, BCGE, or other bank and see if they would recommend buying versus renting.

You could be stuck in that property for a very long time when interest rates return to a more normal level.  There's very little room for rates to go down and a lot of room for them to go up.  When this happens, potential buyers will lose their buying power and the market will consist of nothing but sellers.
