How much repainting when moving out of apartment?
We're moving out of our apartment at the end of our lease with the regi Comptoir Immobilier and are of course to move out all our things and clean the place.

Since we've drilled holes in the wall, I'm aware that we also have to repair those as neatly as possible and this must necessarily require repainting of all or part of the wall depending on whether we can find the right colour.

Now my question is: if we don't repaint the walls and just let the regi do it and subtract the cost from our deposit, how much could this amount to? A regular cost of the job or an accessive amount?

Also, any comments on how much you paint when leaving appartments will be appreciated.

Ok, let's point out the obvious. A can of paint and roller/brush...chf 50-70. Your landlord hiring people to do it. And you know he isn't price comparing...chf 5,000.



A friend moved from his place and they not only kept the entire deposit, but sent him a bill for more. The paint job ended up costing him chf 10,000.



And if you claim to not have the time. I'm sure some glocal-er would happily accept the job at still cheaper rates.

Oh, and that bill wan't just for paint. It was for professional cleaning too. Everything REALLY needs to be cleaned PERFECTLY.

How long have you been in the appartment ?

How old is the paint, wall-paper ?

By the way, there is an easy way to make holes in the wall without destroying the wall-paper and allowing almost invisible repair - but that is when you move in.

Thanks for the comments, Lauren. It's nice to hear how bad (I hope!) it can be. The question is not whether we have enough time but to have enough time for the paint to dry between moving the last of our stuff and having the moving out meeting with the regi...

And Jasper, we've only been in the apartment for one year and although neither paint nor wall paper looked new then, I'm afraid we can't count on the depreciation time- thanks for the link, though!
Another time I would also like to know that special drilling trick - for now I think we'll have to start painting those walls!

If you didn't go overboard with the drilling, and your wall color isn't too far off from the usual creamy white, I wouldn't worry too much. When we moved out after 18 months we hired a guy for CHF 400 to patch up drill holes, remove any (light) stains, and generally spiff up the place. No complaints from the regie whatsoever.

Hi Ronine

wanted to add here that I actually used Frankie to do a great deal of work in my apartment and can honestly say I was very impressed with the results.

I have also recommended him to a few of my friends too and they have all been very happy with all that he has done. He really is a very reasonably priced and a genuinely nice guy too.

For chf 10,000 it would be cheaper to burn the place (accidently of course) to the ground and pay the deductible on the insurance. I'm pretty sure that's what IKEA tea candles are for...

Just to send an update now that our adventure with the Swiss regie system is completed:

First of all, thank you all for replying to my question. Particularly thanks to Mike who made us a lot less worried in the midst of all our moving concerns. We ended up following his 'recipe' and just cleaned the place very thoroughly, did our best to patch up any drilled holes and painted them over with a creamy white - that quite frankly didn't match too well...

Anyway the hand-over to the regie went smoothly and we got the full deposit back. Woot!!

I'm sure the outcome could have been quite different had our regie not been as fair as it has overall seemed to be; and/or if the apartment had been in exquisite condition from the outset and not the nice, but not totally redone place we rented.
