Increase in subletting ads, legally or illegally?

I see an increase in the ads for sublets, I am assuming that most are not legally through the regie as when I tried to sublet mine just for 6 months in April the regie was so not so friendly! I knew they would probably refuse my request and was terrified to do it under the table! I see ads for subletting for even more than a year!


What’s your POV on the fact there are so many sublets so becoming difficult to actually have a contract with the regie?

Sublets are generally good. Regie are generally the most unhelpful people on the planet. They provide people whose incomes/marital status are not "acceptable" with the vetting criteria somewhere to live at a reasonable price. Also they do not keep you locked into a rigid contract.

http://www.cagi.ch/en/logement/faq/sous-location.php click this link and you can get some information about sub-letting. Really not good for others to put some additional amount for sub-let, not worth for the tenant who will opt for this set up.

If we may add to that: quite a lot of people who sublet do it at quite high prices AND without a contract lease meaning you can end up in the street without rights.


On the French sides, people do that without being aware of the law and asking for huge rent AND asking for 3 months notice for a bedroom.  In France, the law says ''one month notice for a furnished accommodation'', 3 months for an un furnished accommodation. So laws apply on Swiss and French side (sorry Oonagh, for expanding your forum question but thought that it was important for everyone looking for a plaçe^^).


 Also, in Ferney, rents are outrageous (if i may add this as so to help those looking for accommodation there), expats tend To let their accomodation sometimes almost double of the local price and ask for 2-3 months notice for a furnished flat.  This is ILLEGAL, even if they add those clauses separately, if they do, it annules the lease, even if çertified at the notary.


prefer French websites as opposed to expats sites - I have seen a 700-800€ differençe for the exact same flat in the same complex...  You could do other things with that extra money :)


also, by trying not To be ripped off, you would also help French locals To improve their daily cost of life a tiny bit (better than nothing).

I guess it is a case of demand and supply. it is easier to get a sublet than through the regies.

The regies usually don't allow people to sublet their apartments for casual short-term leases, untill the contract owner has a very strong reason for the sublet. So people who leave their places for a few weeks are left with the choice of either subletting not legally, or leaving the place empty. Sometimes the temptation is too strong. 


If the regies relaxed their subletting criteria a bit, the illigal subletting issue would be solved.
