Letter of résiliation to the Régie?

Hello Glocals!


I have found a new place (no more studio living!) and am looking to move out.  When I signed my 5 five year lease, I was informed that I could get out of the lease earlier by finding a replacement tenant (pretty standard).


When I called the Régie, they told me that I had to send a letter (by registered mail) telling them of my intention to get out of the lease, accompanied by completed dossiers of interested tenants.  I am in the process of collecting a few dossiers through showing the apartment, but i was wondering what I need to put in the letter?  Dear Régie, Here is my lease info,  I intend to move out, Please find attached 10 dossiers,  Meilleurs Salutations....?  Is there anything specific I have to include?


Also, does anyone have an idea approximately how long it takes from the Régie receiving the letter (and the dossiers) until I am out of the lease?  I called the Régie, and they said they could not give a date over the phone, but that it would be in my lease.  The lease if silent on this - should I expect a month?  Two months?

Hi,


I would suggest you send in as many full applications as you can of people who are willing to take over your apartment and state that they are taking over on the same terms and conditions. There is no specific number that you need to send in, as long as they are solvent (ie can pay the rent - proof that they earn a salary of at least 3x the rent so usually the last 3 months' worth of payslips, no debt - letter of non-poursuite no more than 3 months old, and id).


You need to give at least one month's notice ending either 15th or 30/31 of the month - ie if you send the registered letter and they receive it on the 16th July, you still have to pay rent until the 31 August.


Note that if the candidates are not solvent, then you are back to square 1 and need to send them more candidates, which means that you will need to give at least one month's notice again.


If you are at all worried, join up with ASLOCA - they are really good and can advise you of how to word the letter etc.

Thank you to both Jane and Lokum for your quick and comprehensive replies - definitely some things i didn't know (and of that I wouldn't expect the Régie to tell me).


I will start showing the apartment (to collect enough complete dossiers).  If any one is interested in a lease transfer for a cute studio, check out my ad in the classifieds!

I used the following free sites to advertise a rental apartment for lease takeover and in a bit over a week, we found two couples who signed. Listed in order of responses got.

Besides, I also created a one page blog on blogger about the apartment with lots of nice pictures, and a written-description of the place. I put a link to it in every advert. The fact that it's a great place and at a bargain price also helped.
