Regie question: problem in refusing an apartment after being selected

Dear all,


My girlfriend and I have already visited a good number of apartments, and for some, we are really interested, so we want to send out to the relative Regie our dossier. Here the question: 


In case we get selected for a certain apartment, but we then decide not to go for it (ie we don't like it/found something cheaper etc etc reasons can vary), can the regie charge us a fine?


We ask, just to be sure we don't risk incurring into any major trouble with any agencies.

Hi,


in case they would send u a contract and u would not sign it, u would have to pay ~150.- However, they would mention it before sending u a contract.

Thanks for your reply. Does this mean that we have to be really really careful on where we send our dossier for this reason? Could we, potentially, end up having to pay multiple fine to multiple regie ?

Hi,


No worries at all...
Apply to all flats you guys would like to have...
The selection process is not always straightforward and has many unknowns on the way. In case you guys would be selected, they will contact you to confirm if you want to have the flat.
Some documents may be very useful, e.g., three last payment slips, working contract, and attestation de non poursuite, as well as a copy of your living permit.

If someone would tell you, yes, I would like to have your flat after you reviewing dozens of applicants. You would contact this person, asking if you could send the contract and after sending it - the person would, No I do not want it anymore... How would you feel?

However, be extremely CAREFUL with scammers and overpriced flats - if a regie is offering an overpriced flat, forget it and do not be involved with them.  

It is not easy to get a nice flat with a fair price - be patient, and do not transfer any money without checking the Regie name, address, agent... After it check the reputation of the regie, and never transfer any money if not in the name of the mentioned regie

ALL flats are overpriced in Geneva. If you find an apartment that you like and suspect it to be overpriced more than normal, take it and once you sign the lease go to ASLOCA for a rent reduction, as shown in this post.


About the other question, most Régies won't charge you if they call to assign you the apartment and you say you aren't interested anymore. They do a phone call just for this reason. However, if you withdraw after they started all the paperwork, it is very likely they will charge you.


And no, you won't be put in a blacklist because you decided not to take an apartment. This stuff happens.

But don't you think that if you go to ASLOCA and you obtain rent reduction,  the regie, when your contract expires, do not renew it and ask to leave?


In addition, when one applies for a new apartment, in the formulaire you have to write the name of the current regie and I suppose they will contact it. In this case,  can the old regie (from which you obtained a reduction) give negative feedback and you never find an apartment anymore?

1) Contracts are, usually, automatically renewed. It is illegal for the Régie to cancel a contract renewal because you have exerced the right of rent reduction.


2) Old Régies aren't contacted often, and if they do, it will be to ask if you always paid your rent in full and on time.


Rent reduction is a pretty much standard practice in Geneva, don't sweat too much about it.
