Regies, and subletting an apartment, question

Hi all,
Does anyone here have experience asking their Regie if it is ok to sublet your apartment for up to 6 months - for the reason of working outside of Switz for the time but coming back. What is the process and how does one approach them? My neighbor sublets but I have not had the chance to ask him how he does this yet, but will do this week. Any good stories or horror stories? What about requiring deposits for cleaning and damage just in case?
