Sub-letting Precautions?

Hi everyone,


We are hoping to sub-let a place in the coming weeks for 3 months and as we have gone through a regie to date, I was wondering if there are any precautions that one should take when subleasing from a tenant of a flat?


Is it common for the guarentee to be paid before the signing of a contract? Is there any way of safeguarding your guarentee, whether the sublease is known to the regie or not? Any other tips...?


I've read a few horror stories here on glocals and want to avoid unneccessary stress!!!

a) DO NOT pay any sort of guarantee before signing a contract. Any one asking you to pay a guarantee before signing a contract is probably trying to scam you.


b) DO NOT participate in an illegal sublet because you have no legal protection against being evicted or having any repairs done in case they are needed.


c) You can find a copy of a sublet contract at www.asloca.ch.  Just for safety's sake, join ASLOCA -- the national renters' association and get advice about how to safeguard your guarantee.

Thanks for the DO NOT's! I will try and ensure that it is not unofficial, though I have heard that a majority of them here in Geneva are.

Thanks for the DO NOT's! I will try and ensure that it is not unofficial, though I have heard that a majority of them here in Geneva are.

Yes, I can understand that given the shortage. That said, there are soooooo many unscrupulous people out there taking advantage of newcomers...


I would also do a really thorough walk-through with the landlord and sign a document where you both agree on the state of the place before you move in. You might also want to take pictures as well. Keep a copy of this for when you move out. This is crucial.


You should also get renter's insurance -- responsibilté civile -- to protect yourself in case there is any damage the apartment.
