Swiss Caution

Hi Folks,


 


I have just received a swiss caution from my employer and am pretty confused as to how it works.. is it only valid against letting agents or can i use i against individual private agreements.. i.e. if i were to simply rent a room..


any advice on this would be much appreciated

In principle it works with anyone you have a contract with, you setup a shared bank account and the money can only be cleared with both signatures.

firstly, it is a guaranty against an amount (deposit ) that you have agreed to, such as in an apt. rental. it is up to the owner / agency to decide if they will accept this type of guaranty. so, if the lessor is willing to accept, i suppose it could be ok. go to www.swisscaution.ch and read the information in english.

what catalin is describing is NOT the swisscaution service, which pays your deposit for you and you pay them a small yearly service charge.

hmm... ok confusing


i don't have the document in front of me but i have my reference etc.. do i need the actual swisscaution to show prospective landlords?

Nope you will discuss that only after you get an apartment. Remember you need to have a contract to use it, otherwise it doesn't work e.g. if you sublet there is not always a contract.

if you sublet, ( you are renting a flat from someone who is not the agency ) is only legal if you have the formal contract issued by the agency for that purpose. if you rent without it, you are opening yourself to be cheated (screwed, swidled, defrauded ) and you will have no recourse. also, swisscaution will not enter into an agreement with a non bonefide concract.

it's easy, just send the lease, copy of your residence permit, and the completed form with payment receipt to swisscaution, to swisscaution ( once the lease is signed, of course) and the rest takes care of itself.
