What is a reasonable rent and charges increase after renovation?

Hi everyone,

Hoping for some wisdom on a contract in which the rent has been increased by 26.86% from October 2015 (to September 2019) after the apartment was fully renovated; and the charges have increased by 83.6% (the reasons being the locality and common building expenses.

We have a 2-year fixed term lease (not automatically renewable) but would like to extend after this most likely and are worried about backlash from the regie.

1) are these increases reasonable? and if not, 2) can we resolve the difference amicably?

Will also take it to ASLOCA but interested in hearing people's experiences.

Thanks!

1) It is impossible to tell, but a 83.6% raise in charges seems abusive and unjustifiable to me.

2) Don't expect so from the Régie, they're there to make sure the landlord squeezes the most money from tenants.

The best you can do is to go to ASLOCA immediately and follow their advice.

Ask ASLOCA also about the non-automatic renewal of your lease, it is most likely illegal (unless the owner has specific reasons to do so e.g. he plans to move into the apartment in a few years).
