how do i terminate my rental contract

my house contract finished by 1st of june and i dont want to renew it . if i find a house before june 1st do i still need to give the rental agency 3 months notice before moving out?

If it the notice period is mentioned in your contract, then yes. You will be paying for 3 months more per the 1st of the following month. So if you cancel now, you will still be obliged to pay them for the months of may, june and july.


instead of paying double rent for the overlapping period, you have one other option that is normally accepted: Find a new tennant yourself who can move in per the 1st of june. Side note is; if the agency does not agree to accept the person of your choosing, you will have to continue your search of someone else.

Hello Kem,


Contract period or not, you need to find a new person that will take your lease. If the new tenant  can afford it ( owners / real estate agency check that your rent does not represent more than 33% of your monthly salary) and is legal in Switzerland.... well the owners / real estate agency can't refuse. Normally you don't need to find a tenant if you send them a notice like three months before the end of lease. Note sure about the notice period though... But to be honest, nobody respects it and prefers to find someone to introduce to the real estate agency. Hope it helps ! 


I am sorry to contradict you Thomas but if the person can afford the rent, the real estate agency can't say no. If they say no, it is there responsability to find another person... It means that the person that you introduce to the real estate agency has no guarantee to receive the appartment if they decide to give the appartment to theirs friends if you know what I mean...

It would surprise me if the agency would  accept  her friend in cases like; not being able to pay the 3 months bail, maybe blacklisted by the agency or whatever reason they might have that your candidate is not the right one. Ofcourse I did not mean any `normal` person that is able to pay for it.
