how do we look for a house to rent?
Hello,



How does one go about finding a house to rent? Is it through the regies as with apartments or individuals rent them out? Or just go through paper ads and hope for the best?

Hi Gloriya



There is a good post (stickie) at the top of the forums that covers the things you need to get together for renting.



I remember going along to our first 'viewing', which was a bit of an eye-opener. Everyone had this "file" full of their information to leave with the current tenant, whereas we naively rocked up thinking we would have an easy time and have time to choose.



Generally, if the person is leaving before their official contract with the Regie is up, they have to provide specific names to the Regie otherwise they are liable for the remainder of the rent if there is any vacancy. From experience, people tend to do an open house at specific times (very weird walking around with about 5 other couples/individuals all looking to rent out the same apartment) and they make their selection that takes into account the reliability of the person who wants to rent: they do not want their replacement to pull out at the last minute, leaving them having to cover rent after they have moved!



If the tenant is leaving at the end of their contract then it is the Regie who will choose the new tenant - this was what happened in our case. We saw the apartment but then went down to the Regie (dressed up smartly!!) with all our documents and then went back to see the owner, who seemed to like us :D



My suggestions would be:

GLocals (best!)

WRS

Direct with regies and papers



Be proactive, polite and be prepared for it to take a while

I think the max a Regie/owner will let you have is about 25% of your salary being paid as rent

They tend to decide what size property you should be eligible for depending on your status - I have single friends who have found it very difficult to get a 2-bed flat (why would they want a second bedroom???). This was one of the main things that bugged me, particularly when people have family coming from abroad to visit!
